The first method involves using the settings that are already built into the Chrome browser.

স’র্বশান্ত। মূলত জমি সংক্রা’ন্ত বিষয়ে স্বল্প জ্ঞান ও অসত’র্কতার কারণেই মানুষ এই ঝা’মেলায় প’ড়ে। তাই জমি কেনার আগে অ’বশ্যই সত’র্ক হতে হবে। চলুন তবে জে’নে নেয়া যাক জমি রে’জিস্ট্রির আগে যে বিষয়গুলো জা’না জ’রুরি- ১. অবশ্যই গু’রুত্ব ের স’ঙ্গে খেয়াল রা’খতে হবে জরিপের মাধ্যমে প্রণিত রেকর্ড। খতিয়ান ও নকশা যাচাই করে নিতে হবে।

২. জমির মৌজা, খতিয়ান নম্বর, দাগ নম্বর ও উক্ত দাগে জমির মোট প’রিমাণ দেখে নিতে হবে। ৩. জমি কেনার আগে উ’ক্ত জমির সিএস রেকর্ড, এসএ রেকর্ড, আরএস রেকর্ড এবং মাঠ প’র্চাগুলো ভালোভাবে দেখে নিতে হবে। ৪. বি’ক্রেতা যদি জ’মিটির মালিক ক্র’য়সূত্রে হয়ে থাকেন তাহলে তার কেনার দলিল রে’কর্ডের স’ঙ্গে মিল করে যিনি বেচবেন তার মালিকানা সঠিক আছে কিনা তা নি’শ্চিত হতে হবে।

৫. জমির বি’ক্রিকারী উ’ত্তরাধিকারসূত্রে জমিটি পেয়ে থাকলে স’র্বশেষ জরিপের খতিয়ানে তার নাম আছে কিনা তা ভালো ভাবে খতিয়ে দে’খতে হবে। যদি সর্বশেষ খতিয়ানে বিক্রেতার নাম না থাকে, তাহলে তিনি যার কাছ থেকে উত্তরাধিকারসূত্রে জমিটি পেয়েছেন তার মূল মালিকের সংঙ্গে বি’ক্রেতার নামের যোগসূত্র কিংবা র’ক্তের স’স্পর্ক আছে কিনা বিষয়টি

ভালো ভাবে যাচাই করে নিতে হবে। আ’ইনজ্ঞরা আরও বলছেন, যদি মাঠ পর্চার মন্তব্য কলামে কিছু লেখা থাকে যেমন (AD) তাহলে বুঝতে হবে উক্ত খতিয়ানের বি’রুদ্ধে স’ত্যায়ন বা শু’দ্ধতার পর্যায়ে আ’পত্তি রয়েছে, সেক্ষেত্রে জমি ক্র’য়ের আগে জরিপ অ’ফিসে জমিটির সর্বশেষ অবস্থা জে’নে নিতে হবে।

৬. তবে উ’ত্তরাধিকার সূত্রে প্রাপ্ত জমি বিক্রিকারীর শরিকদের স’ঙ্গে জমি বিক্রিকারীর সম্পত্তি ভাগাভাগির ব’ণ্টননামা বা ফারায়েজ দেখে নিতে হবে। ৭. জমি বি’ক্রিকারীর নিকট থেকে সংগৃহীত দলিল, বায়না দলিল, খতিয়ান, মাঠ পর্চা ইত্যাদি কাগজপত্র সংশ্লি’ষ্ট ইউনিয়ন ভূমি অফিসে গিয়ে তলবকারী বা স্বত্বলিপি রে’জিস্ট্রারের কাছে গিয়ে কা’গজপত্রের সঠিকতা যাচাই করে নিতে হবে।

৮. জমি কেনার ক্ষে’ত্রে যিনি জমি কিনবেন তাকে মনে রাখতে হবে যে ১৯১৩ সালের সরকারি পাওনা/দা’বি আদায় আ’ইনের ৭ ধারায় বলা আছে সা’র্টিফিকেট মা’মলাভু’ক্ত সম্পত্তি বি’ক্রয়যোগ্য নয়।
